You need to get a copy of the As Built of the property. That will show you the property lines where you can map out on the lot. IF you think that the recorded as built is not correct, you can pay a surveyor (around $400) to update for you. I would say a good score is 660. You can still get a conventional mortgage with a 620 just not a prime rate.

The process is similar to buying a house under other financing terms. After the application is taken, and documents are gathered, the loan officer would see if you meet the qualifications for a Rural loan (Property location, income, etc.) If you are approved you would receive a basic pre-approval to start looking for a home. When you have an accepted offer on the home, you will start the mortgage process, depending the lender there are a few extra Rural documents you will need. When the loan clears the lenders side, the lender will request the loan be approval from the Rural department, when its cleared by them you can close you loan.

I suspect that the judge has ruled the price and it was just replayed to the selling realtor through the trustee. I recall hearing that the case has come out of bankruptcy court, so I think they are done.
Sad. It's such a cute house and will sit vacant while they pay property taxes on it.

Adding a broker's fee would not increase the interest rate, however you may be confusing interest rate with APR (which are not the same). And APR would appear on a Truth in Lending (TIL) disclosure as opposed to a good faith estimate. Either way, it sounds like there may be a lack of communication between yourself and your lender so I'd recommend you address this with your loan officer and request an explanation. If the explanation is not satisfactory then I'd find a new lender. Good luck to you and happy holidays!
