FHA offers the opportunity for those who can't afford a conventional loan to obtain money at a much lower rate. Sounds great unless you are one of the conventional loan home owners. With less of a vested interest in the community the possibility of walking away from the property escalates. You can argue the point if you want, and you would be correct to a degree, but the fact remains that the buyer, using an FHA loan, didn't and shouldn't have been in over their head to begin with. ... more

The Puckett Team answered:
We don't know of a lender that will make an exception to use rental income without proven rental income history on the house. Is there a way to reduce your debt? You may be able to refinance your first home and pay off car notes and/or credit card debt. Hopefully this would sufficiently reduce your debt ratio and you would be able to purchase a second home in the future. ... more

The short answer to your questions is yes and yes. Eden Isle is a planned waterfront community that has a lot to offer for a homeowner. The easy access to both Interstate 10 and Highway 11 make it desirable for people that work "across the lake". Most properties in the area are either lakefront of navigable to the lake. However this is Louisiana and occasionally you may see a snake or alligator in the waterways but it is rare. Eden Isle appears to be quiet for the most part and most areas in Slidell are considered safe for families. If you need further information, feel free to call me. ... more

Yes you can use your VA home loan to purchase a home as your primary residence. You must have suitable credit, sufficient income, and a valid Certificate of Eligibility (COE) to be eligible for a VA-guaranteed home loan. The home must be for your own personal occupancy. The eligibility requirements to obtain a COE are listed below for Service members and Veterans, spouses, and other eligible beneficiaries. I hope this information helps you to get started.

The flood insurance questions hopefully will be cleared up October 1. Sales are steady in those areas. The home elevation is always a great source for premiums.

In our area when a property is Pending the existing contract in place has met all contingencies and is just waiting for closing. Yes you can make an offer but the seller is already bound to a contract. Turtle Creek is a very secure and stable neighborhood. With the price ranges being between 300K- 400K there is a lot of movement from transfers and promotions. A lot of people upgrading into larger homes and also retirement ages down sizing. In my opinion it's a very safe investment. Keep in mind it is the summer months and you will see an increase in properties for sale in all neighborhoods because of the notion that the summer months are the best months to sell. If you have any questions please let me know. Best of luck!

It's very difficult to find a someone willing to owner finance. Most of the time the owner is only going to be willing to do it for 3-5 years with a pretty hefty down payment usually around 10%. If you cannot obtain financing within the 3- 5 years allowed, the owner has a right to evict you and keep your down payment. As much as you want to be a home owner if there is issues with your credit I would really recommend just leasing something for a couple of years and repairing your credit, then buy something the traditional way. Credit repair often takes longer than expected and that is a lot of money at risk. Best of luck

Joyce Albert - Buyer Specialist answered:
I heard about this situation from your agent. We found more recent comps that would support your price. The information was provided to your lender, but it's up to that lender to insist that the appraiser reconsider his appraisal. Go see her, Stand in front of her desk. If she won't help you, let her know you will take your business elsewhere. There are others here in Slidell that will do a 203k.
Good luck -
