Yvette: FHA will actually allow you to purchase a home with nontraditional credit.
What you would provide is a credit letter from : utililites company, landlord, cell phone, etc.

If this would weaken the deal (and put the net to the bank below what bpo results were calling for (bpo is the broker priced opinion value - given by a bank assigned realtor) - the listing agent would be correct to let you know about the closing costs not being possible to be included.
Jen showed another reason why you were told no to the closing costs being included (FNMA).
It's possible that adding the costs after the file was submitted could jeopardize or prolong the approval process (or start it over, depending on the lender)...

It's the listing agent's fiduciary duty to do what's best for the seller.
I hope you have your own buyer's agent to represent you as well...

Compared to what? If homes are selling then lenders are approving the value of those homes. Perhaps search in another area which will accommodate your budget.

The home at 273 Las Quebradas in Alamo is currently showing as "Pending". It had been last listed at $1,499,000 after having been in pre-foreclosure. If, by chance, you are addressing 314 Las Quebradas, it is currently slated for auction on 1/4/10 on the courthouse steps in Martinez. That auction may be postponed. If this is the home you are addressing, I can give you some additional info upon request. As for the 3124 Tiegland Rd. home in Lafayette, it would appear to me that the value of the home should be sufficient to pay the loans + interest and penalites. So, I fully expect this one to be resolved without going to auction. On the surface, it would appear that the owners are working out a way to stay in the home because they haven't put it on MLS as yet.

Robert: I sent you the list of Contra Costa County properties (120 properties in total) slated for auction on Friday, Nov 6th at 10:00 am per your request. I hope that the list helps you. Please keep in mind that the auction for many of the properties will likely be postponed to another day for varying reasons. Also, I suggest learning about the process of bidding on the Courthouse steps before "jumping in the water". There are many professional investor groups represented out there. And, you should take heed that they are very knowledgeable about what they are getting for the money, for the most part.
