There are plenty of investors who will buy your home and lease it back to you. HOWEVER, these investors will charge you a much higher rent. When you're ready to buy, expect these investors to charge you a very high interest rate, high fees, etc. It's all about how much profit the investor can make. The more money they can collect from you - the better (more money in their pockets).

Now you know why it's a stupid idea. Do yourself a favor. Just rent and work hard on improving your credit and saving money. Eventually, you will be able to buy - just not now.

I'd be glad to assist you with your real estate goals you explained! I have a private lender who might be able to assist you in your situation who I will put you in touch with. They could help lay out scenarios that potentially will work for you, then we could go about identifying a home that is available for us to make an offer on.
Feel free to contact me at your convenience by phone, or email.

Thank you!

Hello Sandra!

Great question as there are variables between Scottsdale and Cave Creek/Carefree for you to be aware of when searching for a home in these towns. Even though they boarder each other, they are years apart in services each provide.

Taxes - Cave Creek/Carefree taxes will most likely be a fraction of the cost of the same home located in 85255 (depending if the home is in an HOA or not)? Another key item to be aware of is if you buy a home in an HOA. If 85255 is your preferred zip code, places like Grayhawk and DC Ranch, Troon are going to have hefty HOA's that will tack onto your monthly expense of owning a home in that particular community. However the amenities are wonderful if that is the lifestyle you are interested in.

Mail - Carefree has no mail delivery, patrons in this city have P.O. boxes and that's where they get their mail. Talk about the "old west" :)

Utilities are across the board as far as electricity/water/trash. All depends who's providing service in which area and it's hard to nail down a specific provider based on city unless you're considering a home out in "the sticks" where hauled water, wells, and septic tanks would be needed. You shouldn't run into that in 85255 or the populated areas of Cave Creek/Carefree.

I could ramble on but feel this is adequate to get you started. If you have not chosen a Realtor to work with in these areas my partner and I would love to sit down and council you further.

Have a great week.

I too live in Rio Verde and have had hauled water for over 12 years. Started with a well and switched to hauled water after it started pumping brown water. I have never had a problem with the haulers and always found them to be more then prompt if I felt I needed water on short notice. After owning several homes with wells I prefer hauled water due to less maintenance and you can pay for a lifetime of maintence fees and the cost of drilling a well for the price I pay for hauling water. Go with hauled water and don't look back it is on par with city water and sewer cost and less taxes to boot..... ... more

FYI, mortgages on properties is debt. A very real debt. Why do you want a $1MM house with no money down? If you're making good money, save a down payment and get a better interest rate without PMI. PMI on 1MM will be a lot. ... more

Christopher Bole answered:
Hello John,

Hope your having a great Labor day and taking it easy! It is necessary for a spouse to sign a disclaimer deed even if the property is being paid for in cash. Arizona is a community property state, so both parties wether on title or not have an equal ownership interest in the property.

This prevents a spouse from selling a property, getting a loan, etc without consent from the other spouse as the title company would see this deed.

Best regards,
