I know it's a hot sellers' market now and it can be stressful being a buyer. I'm not sure what's going on your transaction but I strongly believe that you need to clarify your concern with your agent. How do you know that your agent is at fault with questionable fiduciary duties? As a buyer, typically you don't pay the agent's commission. You can fire your agent; however, your agent is the procuring cause of this transaction.

I would suggest that you talk to your agent as this can easily be a miscommunication between you both.

Yes, historic McKinney and Dallas are probably going to be the closest area for what you are looking for. What is your budget? You may also want to check Park at Montgomery Farm in Allen. They have some classic homes that you may like. Of course, if affordability is what you are looking for then Savannah, Providence Village are going to be your best bet. I've sold homes there and it is a nice area if you are willing to commute.

It is quite possible you could qualify for both at the same time, but would completely depend upon your debt-to-income ratio, your credit score, and of course your employment. You mentioned you were relocating....the lenders will want to see at least 2 years in the same industry. Builders have done their study on an area before they decide to build, and there are a lot of families with school age kids in the area. Plus, Richardson and Plano are pretty much built out so there's only so much the builder can do.

I would suggest that you consult your realtor! Typically SFH will outperform townhomes, but you will also need to consider the location, subdivision, condition/upgrade. Without looking at both and knowing the details of each it's hard to tell. Which one that you like better?

It would seem to me that you should be contacting the agent and apologizing for not being more decisive before scrapping them.

The most common active contingent is that the transaction is contingent upon the buyer selling their home to be able to finance the new home they are purchasing. The lender that turned you down would of probably told you IF you could qualify with a co-signer. Talk with a reputable lender and get real answers. Don't fall for the quick fix, I can lender. They can't and all your going to do is lose money and be more frustrated. Because if they can do it, all lenders would do it. Come on, be smart about this. You maybe best to wait, I am sure the other lender gave you reasons that you could NOT qualify so make it better. I am just being real. It is harder to hear the truth.
