This type of heating is very common here in Provincetown. We do not have natural gas so all are propane. In some cases the heat is provided by a gas log fireplace and in many cases space type heaters. In any purchase you will want to have a home inspection which will entail testing the heating system. The official answer is, commissions are all negotiable(though some of the national franchises can be very hard line about this).. That's because to say "its 6%" would put agents at risk of violating federal price-fixing regulations.

In practice the commissions offered in MLS (the multiple listing service) to cooperating agents seem to run between 2% and 3% with the listing agency taking a similar amount (but not necessarily). Again, the overall commission can vary depending upon how desirable or expensive a house is, the current state of the market,
the seller's "motivation" etc.

What is bad about the location you have considered?
Most buyers want a home just beyond their price-range. This is why so many attempt to negotiate before they commit.
