I experienced a similar problem, but not with an investor. The house passed Inspection and the contractor working with my broker promised to remodel the master bathroom and bedroom for $9,000 which has a gorgeous breathtaking view of the city and valley. After escrow closed, the contractor's costs more than doubled!!! Inspectors generally disclaim details of what's behind & inside walls. They advise you to pay your own plumber, electrician, etc. Instead of hiring a plumber, I took the risks, sold my old place and used my entire investment of $600k to buy my new home. Long story short, yes, I could have hired a lawyer, I could have sued all the parties but the costs of bringing a lawsuit often exceed or match what I'd pay to resolve the issue. In the meantime during the court proceedings, I'd have to pay for a place to live. I retired from the court system and they have cut back drastically which means they don't have enough staff to push cases along quickly. So, I chose to just make my own repairs. I don't want to be tied up in a lawsuit that could potentially take up to a year.....or even longer and stress me out to the point of health issues. It's a personal choice in how you decide to handle the whole thing. Good luck! I should have just paid the extra money and hired plumbers & electricians but I learned a invaluable lesson! ... more

Could they have remodeled? Or was the owner about to default and just wanted to get whatever he could? I'd really like to know the answer to this one!!

I am the #1 real estate agent in Pomona and I live in Lincoln Park in Pomona. Moved here from OC 20 years ago and have never regretted it. Lots of great friends...downtown is great...near freeways, colleges and two metrolink stations. The Lincoln Park Historic District is AWESOME. American Bungalow Magazine has been there twice and says it takes a back seat to no other historic district. The LA Times has features it at least twice.

Prices are 10-25% higher than in 2004? That's a pretty subdued seller's market. I usually see 20-40% higher in NorCal.

Hi Desert Mom!

Curious to know where you decided to buy your vacation home. If you are still looking for a great vacation/investment home, I would recommend by the water in the Long Beach area. You would be able to receive a very good rental income whenever you are not in town.

If I can help you in any way, please feel free to contact me directly.

All the best!

That house is worth maybe 220,000- anything else is pure bubble, guess what all your cool representatives are in for the bubble as it makes their commission larger.

Albeit, you won't sell it for more because you are not a corporate speculator. Nor is income and crime in that are covering it.

Pomona is low income- high crime.

It is very important to get a pre-approval when searching for a new home. A pre-approval is key because it gives you an idea of what you can afford. Also, offers from people with pre-approvals are taken more seriously than offers that don't. Maybe there was a certain reason why you agent said that but pre-approvals are very beneficial in the home-buying process.

If you have any further questions or if you would like a pre=approval/loan, feel free to contact me with the information below. Also, if you found this comment helpful please leave me a recommendation.

Thanks for the responses and nowhere in the contract did it state that the sale was contingent on their purchase of a home. I've read through the contract more than once and nowhere does it state that. They only requested for us to rent the house back to them for 30 days to give them time to transition to their new home. ... more

This Question is older but a very good question to ask your agent upon interviewing them. Not many can answer this question on how to properly represent the client through this issue with a successful closing enforcing the rights of the buyer as stated in the purchase contract.

Should a buyer who is looking for a agent who has knowledge in maintaining the fiduciary duty to the buyer i would appreciate the opportunity to perform for you. The ability to confidently close on this situation is what makes certain agents standout from the rest.

I have short sale experience as I have had short sale listings and successfully sold them. One of the main things is to see if the property has one or two mortgages. One mortgage is much easier to get done than a property with two mortgages. This might be a factor before you decide to make an offer. I have a list of questions that I ask the listing agent to determine if the odds are on our side as the buyer's agent (questions for both the agent and the seller). I have been certified by the California Association of Realtors as a HAFA Specialist and by the National Association of Realtors as a Short Sales & Foreclosure Resource.
