While it is a little more intensive to get a Mortgage when you live in another country it is not impossible. There are banks that will loan to foreigners. If you have an established bank account in Ft. Lauderdale now, start by asking them. TD Bank has a loan program for foreigners. You can also ask your established bank back home.

For repairs you should utilize and FHA203k loan.

However, There is a program that I use that provides 10,000 towards your down payment and closing costs. It is a zero interest and zero payment loan that is only due when/if you sell the home. I have closed using this program several times and would be happy to assist you. Also I use a 2,000 tax credit program, which enables you to receive a 2,000 tax credit for the life of your loan.

1-Must not have owned a home in 3 years.
2-Must have been in the same line of work for 2 years

Unfortunately they are not FHA approved. As they are governed by a condominium association they will need FHA approval. If it were a regular fee simple townhome with just a homeowners association, then it would be automatically OK for FHA financing.

Every situation is different. No one can give you an answer to a general rule as the fees that make up the fees can vary greatly from association to association. Insurance for the property, payroll for security, past bills for repairs, lawn maintainence, and on an on are included in making up the fees. If there are foreclosures or "special assesemts" then the association needs to make up the unpaid amount. With all that said you can see why a "ballpark" figure can't be given to you.
