West Palm Beach could be a great option for your investment. There are a few local universities that are growing as well as the new Palm Beach Outlet Mall. In 2012 the city commissioners approved a $200 Million revamp of the old Palm Beach Mall. The article I referenced from the Palm Beach Post said that we can expect "1,576 full-time employees, 2,426 permanent jobs and 249 temporary construction jobs." The Outlet is already partially open and should be completely finished in the next few months. All of this could provide potential for you.
Both the Ritz Residences and the Goldcoast Condo strip have their selling points. On a resale note, the South Ocean condos sell a bit faster and easier. They are closer to Palm Beach whereas the Ritz is closer to Jupiter. Just depends on what you are looking for really. I can answer you in detail by giving me a call.

However i would highly suggest to hire 1 agent and stick with that agent to get all the answers.
Historic buildings will not be demolished as discussed previously that goes for any city. They are protected!
Since you are very concerned about building codes, permit approval times etc. it may be easier for you to purchase a home that's already there and update or re-design it as you please. I have sent you a list of the vacant lots available so you have a choice to build your dream home without tearing down a historical building as you keep asking to do.

Ocean Boulevard runs from the northern most part of Palm Beach to the southern most part - a distance of some 12 miles. There are probably 100 homes and 1,000 or more condos along this street. The highest priced home that sold on North Ocean Boulevard went for $95 million. Howard Stern just bought a 39,000 house on North Ocean Blvd. for $52 million. There is currently a house for sale on South Ocean Blvd. for $99 million. South Ocean Blvd. has "billionaire's row" in which many houses are worth $25-100 million.
Having said all of the above, there are many streets in Palm Beach where you can find lovely houses and estates for $1 million to close to $100 million. Hi Maria, No the island has not changed dramatically. Beach errosion from Sandy was one change but the beaches keep renewing and changing daily. The northern bridge is being replaced over the next couple of years which may cause noise and traffic in that area. In general there have not been any bigger changes.
I guess I do have a bit of the same question. If the property was already owned by BOA then that means it already had been to auction to have been foreclosed on and then owned by the bank, in these situations the house is in the "REO" --real estate owned--department and then you put in your offer through the agent who presents it to the bank--or to the real estate agent representing the bank.
So this sounds odd.... Sometimes we get caught in bidding wars with other buyers, but typically there is not another auction. Was it, perhaps, a short sale? Sometimes things don't get worked out in a short sake situation and THEN the bank forecloses at auction. If it sold to another consumer, perhaps they outbid the bank, as all the bank wants is what is owed to them including interest/penalties, etc.
All that being said, your agent owed you communication, professionalism and good faith in getting your offer submitted and then updates on your offer status. Aside from filing an ethics charge--which you can do through any and all boards this Realtor is a member of, I don't believe you have financial recourse, but that is where an attorney comes in.

You can currently still get some good deals on properties near or on the beach in Palm Beach county. One thing you must be sure of is that the condo building (if you buy a condo) has a liberal rental policy. Some condos do not allow any rentals at all.

You can walk to the bagel shop, doctors offices and about any bank you can think of. Jump on the free bus to the Town Center or one of many other area malls the busses travel to every day. Indoor and outdoor swimming pools, tennis courts, billards, shows, movies, live entertainment, row boating and even just laying around in the sun on a wintery day in the pool just feet from your front door or one of the lake view condos. There are many more buying opportunities in West Palm Beach than there are in Palm Beach simply by virtue of the number of residences in each city. Palm Beach has a population of approximately 10-15,000 residents whereas West Palm Beach has a population of somewhere around 400,000 residents.
The prices for comparable property sizes tend to be much higher in Palm Beach than in West Palm Beach. A "buying opportunity" must be judged by what the buyer is looking for in terms of the type and size of the property, the kind of neighborhood in which they want to live, the amenities that they are looking for, etc.
