There is not a wide divergence of opinion here. Employing a marketing invention - "zestimate" - is misleading to the say least. I can look at my own community and find properties that are miles apart on price and then homes are the same model. Before going to a discussion of upgrades, the homes are very similar. I've been in the neighbors' homes. I know the differences are small. But a difference in value of $50,000 - the zestimate?

Agents shouldn't equate zestimate with anything real. It's not. Zillow has, as another agent notes, produced a marketing ploy - and not a very good one. If marketing people spoke to public relations people, Zillow would end this practice. It's a public relations nightmare.

If you seriously are interested in a property, hire a Realtor who can perform a market analysis (usually free of charge).

A computer algorithm can't replace the skills of someone trained to take all the differences and similarities into account. Zillow compares apples to oranges all the time. Ask yourself if you could pay the same for houses on either side of a street. On one side, the houses have boat landings. On the other, they have partial views to a lake. Zillow will have you believe there is some value in looking at the average price. Nonsense! It's like saying statistically everyone on the planet has one testicle. It's ludicrous and I can't believe how many people give it serious consideration.

I know this answer is coming probably long after you have bought a home, but I do agree that it is important for a buyer's agent to show only homes that meet the buyer's criteria. Every now and then a home will creep into the group I show to a client, that doesn't have the features they requested, but of course that can happen due to human error. Still, if most don't meet your needs, then the agent is not doing the job correctly. However, going to Open Houses is not the best approach. Often the home of your dreams is not having an Open House and you can miss the homes you want and wind up going to Open Houses that don't quite fit with your requirements. Nonetheless. I advise using an agent since the seller will have one and I feel it is best to have your own agent.
