New Buyer

For anyone looking in this area, Sabra assisted me in the purchase of our home in Cherokee Valley. We could not be happier with the home or the experience. I'm sure there are other great agents out there, but she was by far the best that I have worked with. In short, if your looking for an agent that is full of energy, well informed, optimistic, and very trustworthy, you can't go wrong with Sabra.

Hello Kb123463,

It's my understanding, it is the date the deed was recorded. Not the date it was listed on the market or the close date of the property. Feel free to email or call if you have any other questions.

Mimzy,

Yes, you may use your VA with either of these types of purchases. However, In order to be approved for a VA home loan, a property for sale must go through a VA appraisal. But not all properties are automatically eligible for a VA loan. I would be happy to go into detail with you more regarding the process. Please feel free to give me a call or if you would like to schedule an appointment with me, just let me know. I'm licensed in MS. & TN.

Thanks,

Pleasant Grove is an older very settled subdivision in Olive Branch just east of Hacks Cross off Goodman. Most of the residents have lived here since the homes were new. There is also new construction homes that are gorgeous homes. The schools are Overpark elementary which I have heard nothing but great things about. Centerhill High is also one of the schools with the highest ratings. I think it would be an ideal place to raise children, just a "little off the beaten path" but still not too far from town. Please feel free to call me if you have other questions about any Real Estate in this area. Donna Harig , Crye-Leike 901-230-8275 ... more

Chappel Creek is East of Olive Branch City Center and homes range between
$250,000 to $450,000. Currently there are none listed on the MLS as being available.
Chickasaw Heights has homes ranging from $175,000 to $250,000. This development is just south of the Memphis State Line (about 1-2 miles).
To find out about safety, you can contact the local Police Department as to the crime rate (if any) concerning these two developments. Unfortumately, I cannot quote safety. I would be more than happy to discuss these subdivisions. Please contact me via e-mail or phone.

I'm not licensed in MS but just wanted to comment on the non disclosure state part.
Non-disclosure states directly contribute to the delay in the right of way acquisition process. It affects the property owners, as it makes it difficult for them to compare prices and validate their own opinion for the “market value” of their property. It is also one of the direct causes of suspicion, uncertainty, additional costs and time delays injected into the process of right of way acquisition.

I believe in complete transparency and public should have full knowledge of the market and sales in their neighborhood. Why are some states hiding these facts? What purpose does it serve? It can have a big financial impact on public.
