A house goes 'pending' when an offer is accepted by a seller and escrow is opened. In the 1st couple weeks all disclosures and inspections are done between buyer and seller to decide to move forward or cancel. Personally I wouldn't look into pending sales too much. I keep a watch over them just in case they come back on the market but your focus should stay on actives. ... more

Are you a Realtor? If not, you might ask your agent to find better comparables for the appraiser. Appraisers perform appraisals by gathering the sales of properties similar to yours (same style, square footage, schools, etc.). They then adjust the market value of your home by adding monetary value for items your home possesses that the other homes don't & vice versa. Occasionally, houses similar to yours vary. For example, houses standing by a creek might not be available. So, the appraiser will use non-creekside comps & adjust for the difference in value.

I often find busy appraisers cannot find better comps than what a Realtor can. Many times, I've saved a sale by showing the appraiser better comps. Your Realtor may be able to find creekside ones that the appraiser has overlooked.

In easier terms, and as previously mentioned, a transaction broker performs administration duties and does not represent either party. A transaction broker is required BY LAW to remain neutral and is prohibited from providing information and acting as an agent for either side. They may provide or facilitate the completion of forms but cannot interpret the information. This may only be performed by an agent or within the confines of an agency agreement. Good luck!

I've lived in NWT for 13 years now and SINCE I'M NOT SELLING MY HOUSE, you can be assured my answer is as honest (albeit a few years late) as possible.

Your question about railway noise: NWT spans several blocks and borders trains like the rest of Olathe. Good news, the further on the periphery, the less noisier it is and for the entire time Ive lived here the only noisy train is at night after ~2:00am and just makes track noise without train horn as part of regulatory and likely transport policy.
The singularly loudest disruption here is a weekly tornado siren test Wednesdays at 1:00PM, it can stir a lawyer out of her coffin, then there is a bi-weekly Chinook with the KS Natl Guard that includes us in their afternoon flight path.
Once a week, mid week, a premium private jet whisks over the area after midnight on his regular Bogota run.
But the most annoying noise, is by far, the newspaper delivery van arriving around 4:00 AM M-F and about 2:00AM Saturdays, the rusted out old Ford van is more rust than van and his muffler had to be intentionally engineered to be so ineffective and resoundingly noisy. The van drives slower than a ferrel molester on the first day of school letting everyone know that we live here with him and not the other way around. The same damn van, same damn noise and it has to be more than accidental.
OH, and only 4 reported crimes in the last 13 years including an ID theft victim whose online shopping account was looted but the police report had to list her address so she's listed as an ID theft victim in our neighborhood despite her credit card and personal life being ripped off from some Tibetan web server.

This is literally, one the safest neighborhoods in the world especially considering it is a ungated community of a few hundred homes and the other three crimes was a domestic dispute from a wife that beat her husband because he wouldn't shut up (true story) and juveniles who burglarized their rival neighbors car over something that started on FaceBook. The car burglary victims struck back by revendalizing the burglarizing neighbors rounding out the fourth and last crime.

So, family friendly, yeah, in fact its literally quiet and boring here, so boring that even Panda Bear Porno holds more interest than spending a month here.

Howdy Lidy, ....Finally we are seeing some turn around from the 2 year Buyers Market we have experienced. With KC Home Inventories down to a 13 year low and loads of buyers out there, we are seeing multiple offers on homes and some homes selling within hours or days of being listed. That scenario speaks of more of a turning towards a Sellers Market. We are on the curve, or the turn from a Buyers to a Sellers Market to answer your questions. Sellers aren't nearly as desperate to sell their homes as they were even this time last year. Housing prices have show small increases but not nearly a full price recovery.

Keep those questions coming! Olathe is selling well and is considered the fastest growing city in the state of KS right now. Real Estate is booming there!

?? Why would you want to prepay PMI, what would the benefit be for you? I see none. I doubt if you can do that with any lender, it doesn't make sense. What you could do is add to the principal every month, or make bi weekly payments that would save you thousands of dollars in the long run if done consistently..
