Hello Siva, it is up to each individual preferences as a ranch home is the best choice but townhomes have less maintenance and more community neighbor interaction and amenities. A ranch home will cost more so it will also depend on affordability.

The Atwater ranch 2bd 2ba Abbeyville model is 1,683sf w/two car garage start from 372k, from 372k for 2bd 2ba 1,785sf w/two car garage Castle Rock model. They offer the Ascend model 2bd 2ba 1,936sf w/three car garage from 382k and the Martin Ray model 2bd 2ba 1,953sf w/two car garage start from 392k.

The Union Square townhomes start from the high 200k and offer 3 floors of living space between 1,800 and 2,000sf 2,3 or 4 bedroom floor plans. These units have 200sf of yard space and two car garages.

How much are you paying now and what is the maximum payment you are looking to afford? You need to know your purchasing power and perimeters of what your looking to achieve. What are your fico scores and how much do you want to invest into the purchase?

The foreclosure notice that you received was just to let you know the status of the home you were living in and the bank harassing you was just to force you to move out so the bank could sell the building without tenants living there. It makes selling / auctioning much easier. However, your agreement to rent was with your landlord and you were suppose to continue paying rent even if the building was foreclosed. You made a huge mistake not paying rent and yes your former landlord had the legal right to file for eviction. You should have showed up in court and protested against the eviction. However, you failed to do that too.

Landlords refuse to rent to tenants with a past eviction because it costs them money and they are scared you will do it again to your new landlord. Sorry but an eviction will stay on your credit report for years and you will have difficulty renting. See if you can work out a payment plan with your landlord.

I tried them and personally I dont recommend it because they work as an all volunteer group that requires members of the program to volunteer their services to the group and the mortgage counselor that controls my area (South Florida) wasnt that serious about doing things because he would never respond to messages when I sent him text messages or emails, if you tried calling you only get voicemail, and if he does respond it would be like 2-3 days later. The program also requires that you attend a purchase workshop which is a town hall meeting where you sit there like 3-4 hours and they tell you about how their program works then your told to wait 3-4 months for your meeting with a mortgage councelor who will determine how much you can borrow and tell you to save a certain amount of money every month to show proof that you can pay the loan amount that they approve you for and they want a written explanation of each deposit on your checking account that isnt direct deposit explaining where the money came from and why and signatures for each non-direct deposit. The program also has other requirements like volunteering to the group at least 3 times a year, and they want a written budget form with detailed daily expenses, copies of pay stubs, copies of bank statements, etc.

I tried them and I got up to the 3rd meeting (1st is town hall meeting, 2nd is to determine how much you have to save every month, 3rd meeting is to determine if you were successful in saving that amount each month and to bring all your paperwork) ... anyhow I got to the 3rd meeting but the Concealer gave me an appointment for the 3rd meeting for 6PM on a Wednesday and when I got to their office all the lights were off, nobody was inside, they wouldnt answer their phones, and the sign on the front door said that they close at 5:30PM but they gave me an appointment for 6PM... I sent them an email asking them why they gave me an appointment for 6PM when they close at 5:30PM and they sent me a lame response saying that they had to go somewhere and had to leave early... I had requested the day off work too to attend the meeting so it came off as very unprofessional that they would leave early for an appointment or schedule me at the wrong time and not tell me anything then respond 3 days after I send them angry messages saying they had to leave early.

So what I decided to do was get a loan with my local credit union instead of NACA, I had money for a down payment anyways but I was lured in by the "no closing cost, no down payment" part of their loan I figured if I dont need a down payment I can buy a more expensive house and use the money I had saved up to fix the house up to buy furniture and other stuff but its not worth the trouble of dealing with an unprofessional company who cant even get an appointment that I was waiting 3 months for correctly (imagine if they get something wrong thats more important like parts of the loan).

Sometimes its better to pay someone to do the job right instead of saving money and doing something with someone who is going to do sloppy work.
