You have great questions and they need to be directed to a great local agent, along with hundreds of other questions you're going to have. Generally there are two agents/brokers involved with every transaction. One represents the sellers and the other represents you. Each one does their best to get the best possible outcome for their client, which means if you are dealing with the listing agent, you are giving up confidentiality and putting yourself at a disadvantage.
List price is not an objective value, it's a marketing strategy. Some will over price their home, others may under price to get a bidding war started. Some may price about right, but depending on their motivation may accept less. It will come down to the research your agent does on your behalf and your level of motivation.

In addition to what they have said, I would suggest that you let an agent know your time-table, how long you plan on being in Minot, and your familial situation. Like, do you have pets? Tough to rent something decent if you have animals because most places wont rent to you. Kiddos and ages? You will probably want to be close to a good school. If you can be patient, there are better deals to be had as inventory has been creeping up, and buyers have more options with all thats been happening here (new construction and development). Do you know that there are rehabilitated flooded homes? Lots to cover. I typically suggest that people land here, rent if you can short term, get acclimated, feel out the market, and go from there. Contact a few good local agents if you havent already and get the scoop on our market. My question to you is why a mobile home. Our winters are harsh here and they really take a beating. you can look for a single family home with acreage which will retain its value. Even though the land will increase in value, a mobile home loses value each year. And each year that it gets older, the harder to get a loan for it.... more

The National Association of Realtors which report April data, notes that "sales have been above year ago levels for 22 consecutive months" with volume at a seasonally adjusted annual pace of 4.98 million units. That's 10.2% above last April pace of 4.52 million units. In addition, homes are moving much more quickly, with a median days on market of 60, down 24% from a year ago.
