In order to best answer your questions, what is your budget range and what years in school are your children? Do you see this being a permanent home where your kids will attend all K-12 grades, or only a portion?

Within close proximity of Boston and cities / towns similar to Milton, I would recommend checking out Westwood, Sharon, Canton, Needham, Stoughton, Norton, Norwell, Hingham and Scituate are all towns that strike me as similar to Milton, strong schools systems and may offer some inventory at your price range.

I just found a buyer for a home on Vose Hill Rd. It's a beautiful neighborhood. I always take my clients on a tour of Milton- it's best to explore all the options in your price range. Once you know what's most important to you (proximity to the T or highway, walking to get a coffee or a quiet little traveled road) you can narrow down your selections and find the home that's right for you.

Any offer should be based on what the house is worth in todays market less any repairs needed or any amount the sellers bank will want the buyer to pay towards jr liens, taxes etc.

If you are asking about this seller in particular I would go back to the link that you posted and contact the agent listed at the bottom.

Most sellers are accepting anything that will allow a property to close these days. If you are interested in making an offer. Find a good agent in your area to represent you and write the offer. You have nothing to lose by asking and I can't imagine a seller that would turn down VA financing if it meant that they would sell.
