Hello Charliejensenhawaii, yes sure do you know what your fico scores are? We have banks that are not fico score driven for VA loans. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores and loan program.

You may consider VA or CalVet loans but your reports will have to be analyzed to know. If not you may consider FHA 3.5% down from a minimum 580 fico score or 3% down conventional from a minimum 620 fico score. If you have scores between 500-579 you would need 10% down to consider FHA.

Your scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You will need to be pre-approved to be able to view and submit offers on any homes of your choice. You will need to gather documentation such as DD214, certificate of eligibility, income documentation, tax returns, ID etc. Check out the web reference link below...

Contact a lender to find out if you can buy or not. Lenders are the only people who can provide a definite answer based upon your income, assets, and credit worthiness.

Sometimes a person's credit isn't as bad as they think.
You won't know if you cannot buy until you find out if you "can" buy.

The three words "location, location, location" provide the greatest disparity in price when comparing Scottsdale to Mesa. The price of land is significantly higher in Scottsdale, and as mentioned in your question - the homes in Mesa are near an airport.

So...knowing Scottsdale has an airport, and seeing the properties chosen in Mesa are near an airport, and given your price point - is airport proximity the reason you like these areas??

You can't purchase a second home in your neighborhood and get the benefit of a 2nd home purchase from a mortgage perspective. A second home in the same neighborhood will be considered a rental property (which is actually what you intend) and subject to financing for income property.

In theory, I agree with Sally that you're throwing money away but Sally doesn't understand that in high cost of living cities and suburbs, residents need to rent because housing is too expensive. Which neighborhood will depend on the type of neighborhood you're looking for...but older homes (in my experience) usually have larger garages (length-wise) with sufficient "step-ups" to include work benches, and are generally wider too. Ask your agent to search for homes built in the 70's and 80's in communities without HOA's if they haven't done so.

At least a portion of 85205 is not covered by the City of Mesa. We have a property in 85205 in the Dreamland Villas community, and we had to sign up with Rural Metro for fire service.
