Sounds like you didn't have an agent help you write this contract and that is may not have included an inspection contingency, which would have allowed you to cancel the contract due to inspection items.

Do you have an appraisal contingency? If the house didn't appraise for the agreed amount due to these issues, that may be another way to get out of the contract.

You should have an attorney review your contract and help you understand your obligations and the sellers obligations.

I would look at the contract that you signed with the builder very carefully and see what it will take to break the contract without you paying any fines, as the first rules of homebuying is to get Lender approval prior to any offer and beware of so called prefered Lenders that are owned by the same builders. As the Lender stated you do not qualify for a mortgage at the amount that you are looking for. Walk away and lets create a proper plan as how to transiation from MA to FL without being homeless or carry two mortgage.
