There ARE pockets of areas in NJ which are still in a "Red' zone ie. In appraisal language they are still' declining ' as opposed to appreciating.

The difference is dictated by multiple factors, such as Inventory Accumulation & Short sale / foreclosure homes.

The way to determine what is happening in your area of interest is to analyze LOCAL data of home sales, & evaluate to understand what is occurring.

Oh, this is a great area. I live in Haworth now, and grew up here as well. As you drive down Lakeshore Drive to the section that is more of a dirt street, you will come across a fitness park. As you continue walking down that path it leads to the back area of the Haworth Country Club and then to the Reservoir. It's a lovely area with lots of trees and views of nature. When we were kids, way before the train stopped running in town, we belonged to a club that would take us down to that area as it was rich with winter greens and we plucked all sorts of them from the trees in that area and used them to make wreaths and garlands to decorate the town for the holidays. Afterwards, we would join our parents in the old police station that was located on Terrace Street in those days for hot cocoa and donuts. Great Memories!!! Just a few more reasons why Haworth is such a great town to live in.... ... more

Sean,

I hate to do this but the answer that a "typical spilt " is that....

" you are required to go up an exterior flight of steps (the front steps!). The door opens to a foyer with a half a flight of steps going up or down directly in front of you." is describing a Bi-Level home NOT a slpit level.

In a typical split you walk into a foyer sometimes with a half bath and coat closet in the foyer, then ahead of you is a family room (on ground level) with doors to the backyard. Sometimes there is also a door to the basement (which is usually only a partial basement). If no basement, usually the laundry is on the ground level as well.
Then you walk up a small set of stairs to the living room, dining room and kitchen areas. Then you walk up another small flight of steps to the bedroom area.

In a Bi-level you walk into a very small entry area with steps right in front of you, either leading up to the full living area ( LR, DR, Kitchen, BR's, baths ), or down to the family room area and sometimes another room (BR??) , laundry etc.

Hi There Sylvia: I am an agent working in Haworth and the entire town is just charming. It is a small town where most of the residents know each other and it has an "old world" feel to it. Many people love the town and have been there for many years. I haven't found that there is a better side so to speak, but there are sections of the town that are closer to the main street where the shops and parks are located. School systems are also rated high.

Give me a call and I'd be glad to show you around or send you some more info on some of the homes available in your price range that you might want to take a look at.

I have 26 years experience working with buyers and sellers in Bergen County and I was born and raised in the Cliffside/Fort Lee area. & I've been in the Haworth/Oradell area for 25 years.

Good luck with your search.
