RSB zoning allows for people in the outdoor amusement industry (ie: carnival, circus, etc) to store and work on their equipment, on their residential property. Hillsborough County had a well established showbusiness population when Florida created zoning laws. These land owners did not use their property commercially, but did need to maintain their commercial equipment while they were at home. The county recognized this unique situation and crafted a special zoning to accommodate these landowners. It allows for carnival rides, concession trailers, large trucks, RVs, performance riggings, exotic animals, etc. It exists countywide, but is concentrated in Gibsonton.

RSB is one of the things that makes Hillsborough special.

There are lenders like myself that are able to give out loans to individuals who do not have much credit history. In the event a borrower does not have sufficient credit on their credit report we will allow substitute forms. Some of these substitute forms are known as non-traditional credit which is judged by rental housing payments, utility company references (gas, electricity, water, cable, etc.), school tuition, automobile leases, insurance premiums, retail store credit cards, and a documented 12 month history of savings from a bank. These are all ways in which a lender will review your credit without actually having credit, but not all lenders will accept this.It is also important to keep in mind that lenders look at other factors as well including income, expenses, assets, liabilities, debt, employment, as well as down payment and credit score. So all of these have to be strong as well for you to be able to get a loan. Also, I have been able to give out loans with scores as low as 580, so if you are above that you will have a better chance. I recommend you speak lender like myself that can help you out with this type of loan that fits your situation. Many of the homes on the market are short sales, and are in less than desirable condition. When compared to new home sales in the same region, often times the shortsale is half the price. The neighborhoods where the short sales are located are decent, however there are still *Squatters (ie people who do not make any payments) therefore the communities are a bit held back. You shouldn’t. Why bet against yourself? Credit scores are odds, they are probability figures that result from running your credit activity through a scoring matrix. A low credit score indicates you will not pay back a mortgage in a timely manner. Trying to take a short cut is just betting against yourself.
