In order to get a mortgage you need three things: Income - you have that covered, Assets - cash on hand to put down on whatever you're buying, and Credit. As the other two have mentioned and are quite correct, with you being prior military you should be able to get a VA home loan and if you are a first time home buyer you would still be able to get the $8000 tax credit, but that ends at the end of this year.

My suggestion would be to contact a mortgage consultant and get pre-approved before you call an agent. A good consultant can guide you the whole process. please visit my site @ and you can download my mortgage planning questionnaire and we can get you approved and in a home in no time
