Hello Nvonebbe, an agent like myself can set you up to receive the information via email. You should get set up to receive daily automatic emails for all the homes for sale that match your search criteria to study and consider.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve any agent can email listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. You will need to gather some documentation for each applicant.

Do you have down payment and closing costs or do you need down payment and closing cost assistance?

The purchase in Folsom start from 349k for 3bd 2.5ba condo and the single family homes start from 365k for 3bd 2ba home.

Regarding getting additional funds, that's a gray area as this would be considered a 'hold-back', and not all hold backs will be allowed by the lender. And it's doubtful the work will be completed by the close of escrow.

The City of Rancho Cordova could care less about the quality of life in their neighborhoods and is creating the same blight in the new areas of RC just like what's around Folsom Blvd here. ... more

You can but the risk is getting your deposit back. I don't know the details of your cancellation but if the seller doesn't sign your deposit is held in escrow until everything is resolved. If you get into another contract and need that money you could be in trouble. The agent may think all is fine but you never really know what a seller is going to do after they talk to their friends, family, ect and decide they should get your deposit, right or wrong. ... more

A buyer can always come back after the close of escrow. They do need to prove you were aware of the issues and did not disclose. As an outsider I would have to question the home inspection. Usually they will find rat droppings or damage and it would be part of their report prior to closing. They need to prove you knew they were there. That goes the same for the hole in the cabinet. Not something a home inspection may see. Was it covered up and hidden by you? If not, it needs to be proved. The water shut off under the house may not of been a big deal to Her but her husband may not have liked it. Is it up to code or did you move it? It would have had to have been disclose if you did any modifications, ... more

If you plan to live in Folsom, CA and take public transportation to downtown Sacramento, you can't go wrong with the Light Rail. You can park and ride from Sutter Street or Iron Pointe stations and ride it all the way to the Sacramento Valley Station.

States on Website: Each person who purchases a home or lot in AmericanRiver Canyon North should be aware that there are specific Covenants,Conditions and Restrictions (CC&R's) that pertain to their home or lot. These CC&R's outline, among other things, an Architectural Review process. It is the Owner's responsibility to comply with the Architectural Review(AR) requirements as well as the applicable City of Folsom Municipal Codes, to maintain "conformity and harmony" within ARCN and preserve the quality of our beautiful neighborhood.



As outlined in the (CC&R's) each Owner is responsible for submitting plans for review by the Architectural Review (AR) Committee, prior to the start of any new home construction,as well as any exterior change or alteration to their residence. This includes,but is not limited to, new roofs, addition(s), fencing, exterior painting, landscaping and pools. Some residents choose to have their contractor submit review forms, plans etc. It remains the ultimate responsibility of the resident to insure compliance.

Beginning January 1st, 2008, The Management Trust, Kocal Division took over much of the responsibility for our AR process. They accept all AR submissions, track requests, communicate with residents, notify homeowners of the AR decisions in writing, as well as the tracking and monitoring of all AR Violations. The AR Committee reviews each project and renders a decision to Kocal.

I would highly suggest you seek the advice of a local real estate agent expert. Every market is different. In the bay area we are dealing with a lot of ALL CASH offers which dont have loans associated with appraisals. There is a multiple offer frenzy and buyers are willing to pay extra out of pocket just to move into this neighborhood. Talk to your realtor to understand risks associated with removing the appraisal contingency. I am highly against it, but in a low inventory and multiple offer market it may be the only option if you really want the house. If you can not pay the difference of the appraisal then you absolutely should not remove the appraisal contingency. ... more
