Rent to own is a terrible idea and really not a viable option anymore. This was more common and more popular back when the market crashed and there was a ton of homes on the market. Sellers were desperate so they offered rent to own as an option. The market has fully recovered (in most parts of the country) and now sellers want to SELL (not rent to someone who likely can't qualify for a regular mortgage down the road when it's time to actually BUY).

Typically rent to own was much more favorable to the seller, not the buyer. You agree to pay XX for a house and pay XX each month that my or may not get applied to your downpayment and/or principle. It's very very sketchy. Plus what happens if the house isn't worth XX by the end of the rent to own period? If it's worth more, the seller would likely want to cancel your contract and find another buyer at the higher price. Or what if the price goes down? Then you're stuck overpaying on a house!

I'm sorry I don't have better news for you. I suggest you work on whatever issues are keeping you from qualifying now. I would work hard to fix your credit issues, and SAVE SAVE SAVE for downpayment and closing costs. Good luck!

It depends on the property, the elevation, the value of the home and probably other factors. You need to speak to a local insurance agent who sells in the area you want to buy. Show them the address of the property and they can let you know.
Make sure you ask about what the rate may be doing in the near future. Flood insurance is not a fixed amount and I believe the rates will be increasing dramatically.

What's listed as the "semi-annual' taxes on a home may vary throughout your searches. A situation in which a home has an owner-occupant, mortgage and its their primary residence means they have a 1% cap on their taxes (based off the assessed value) minus the homestead and mortgage exemption (which needs to be filed). You'll notice some homes that seem quite similar have a substantial difference on the "semi-tax". This is likely due to one home being investor owned and/or second home which means it's at a 2% cap OR an owner occupant hasn't filled their mortgage and/or homestead exemptions. These exemptions make a huge difference in the property taxes.

Each landlord is different as far as verification of income, etc. It would be helpful to have a letter of employment here to cover your income on a rental application. As I indicated, each landlord is different and some might accept the unemployment/social security and approve an application. You indicated having to leave your current apartment after 1.5 years there. Have you satisfied any monies owed to your past landlord? This would be an important step in pursuing another rental. I would encourage you to be upfront and honest when proceeding with submitting an application to rent. It's better for the landlord to hear it from you, then learn it through the application process. I hope you found this information helpful.

Not sure how familiar you are with Fishers, but it routinely receives accolades in national publications, such as Forbes, as one of the best communities in the US to raise a family, best small city, great schools, and the list goes on. It's hard to go wrong in Fishers. There are several neighborhoods throughout the area that offer a variety of amenities. It really depends on your definition of "great," as to which ones may be the best fit for you and your family.

For some, great community means it's within walking distance to parks and amenities. Others consider a "great" place a home with a big yard. Others like neighborhoods that are really active with lots of organized events, and other tell me their idea of a great neighborhood is being on the golf course with a community pool, or living on the water with a private dock.

As someone who's lived in Fishers almost 20 years, I'd be happy to help you sort out which neighborhoods and houses will be the best fit for you and your family, just shoot me an email or give me a call. There are a lot of great new build communities in Fishers. I recently worked with a buyer to build in a Ryan home community and was very impressed. Avalon Estates is a great community. If you wanted, I would be happy to go over the different communities with you to help determine which communities would work best for you.

Looks like you received some junk mail. Here's the advice I've given to my First Time Buyer clients for years:

First steps:

1. Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.


2. Get a referral to a good, local, real estate attorney. Call the attorney, retain the attorney so you have her information handy when you make an offer. Having that information at time of offer helps you demonstrate to the Seller how serious you are, and they will consider your offer with more interest.

3. Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

4. Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.

Put together your Team of real estate professionals and shop 'til you drop!

You've asked a simple question that requires a bit of work to answer.

I will give you a snapshot of the middle of the market so you can see what's happened to
the market in Fishers since 2006 in the $300k - $500k range.

SOLD:

2006: 86 homes sold at $130 per square foot
2007: 97 homes sold at $126 per sq ft
2008: 70 homes sold at $124 per sq ft
2009: 64 homes sold at $123 per sq ft
2010: 81 homes sold at $117 per sq ft
2011: 103 homes sold at $118 per sq ft
2012: 77 homes sold at $115 per sq ft

I gave you 7 years because it's instructive to see the 2006 "Full Tilt" market and how
it has been affected since.

As you can see we got a little bump in 2011 before the news from the EU kept
worsening.
