I highly recommend that lifestyle if you don't have children. I an older single female adoptee, no kids, and I got tired of getting buried in overpriced repairs. A woman alone is susceptible to all sorts of trickery from contractors and handymen. Home inspectors whitewash inspection reports to get agent referrals And then the agents tell you that you should not have repaired or remodeled anything in order to get you to lower your price. Basically everything is my fault no matter what I do. I was so tired of the games and the secrets and lies and backstabbing and trickery. I had a very, bad experience with Golans. They did not estimate the cost of my move properly (supposedly), I was forced to scramble for more money during the move! As I recall, they asked for an extra $800. Thankfully, I had a close friend that could help w the loan. It was very traumatic.

Co-op financing is harder to find in areas that do not have a proven market for co-ops. Proven markets would include but may not be limited to areas such as New York and North Jersey. Most lenders that sell their loans into the secondary market (FNMA & FHLMC) will be limited geographically when it comes to co-ops. I would recommend contacting a small to midsize local bank. The first question I would ask them is do they sell their loans. If they say that they don't you should be in good shape. With 50% down and a good lending department they should be able to help you. You really need an experienced buyers agent who is active in the market. Your agent should be able to advise you, tell you about homes before they are active in the MLS, and tell you which houses are worth jumping on right away.
In this market you need to be smart. Some houses are priced to sell in multiple offers and some are still overpriced. Not everything is worthy of multiple offers.
