We pay three HOA fees. The master neighborhood fee covers the landscaping, beach club, the main community pool, road maintenance and guards/guardhouse. We also pay a master fee for the condominium development the live in, which is within the larger community. That fee covers things like the pool and spa which are shared by all residents of the condos, as well as trash service and the building manager. I can not answer the question about the Open Houses, but I will try the others.
Most of the listing data that is found on Trulia (for non-for-sale-by-owner homes) is listing data that is migrated over to Trulia from the MLS. Because your property does not show up in the MLS (as well as many other places) your property was not considered when the agent wrote the description of the property for sale. About 99% of the information Trulia has, comes from real estate agents and from the local MLS.
Keep this in mind also: as other potential buyers search for homes similar to yours, they are not only looking at Trulia. There are soooo many places for people to look at property on-line that it is imperative that a seller has as much advertising exposure as possible. With ANY product (including real estate) there is a direct correlation to sales price and time frame, by the amount of advertising exposure that product gets. All things being equal, more exposure equals higher sales price in a shorter period of time. You may not like it, but full-time Realtors can still do that better than anyone else.

Taxes

There are two types of ad valorem, or property taxes collected by the Lee County Tax Collector's office -- real estate property taxes and tangible personal property taxes.

Florida property taxes are relatively unique because:
They are levied annually.
Taxes have to be paid in full and at one time (unless the property owner has filed for the installment program or for homestead tax deferrals).
Substantial discounts are extended for early payment.
Five months elapse before real property owners can be penalized for non-payment of taxes.

Taxes vary in Estero and there are many variables.

Tax Exemptions

Florida Statute 196 allows for various exemptions for property taxes such as homestead, widow/widower, and agricultural exemptions. January 29, 2008 constitutional Amendment 1 was passed that increased the homestead exemption amount, provided for portability of Save Our Homes benefit, established a $25,000 exemption for Tangible Personal Property accounts and provided a 10% annual assessment limitation for non homestead property. These exemptions are handled though the Lee County Property Appraiser's office and are included in the certified tax roll passed to the Tax Collector's office.

CDD's must also be considered.

We are working with several Hertz families now. We also have a database of over 30k buyers....I would not try to search out just one particular niche.....you need to be working with the market as a whole. You need a great Realtor in order to maximize what you are looking for.

Given that you are using FHA financing you will most likely have to pay a year of mortgage insurance premiums up front. Additionally, with FHA financing you will have certain fees that need to be paid up front and held in escrow.
