Possibly the list price is due to the balance owed on the mortgage...given all the renovations that was done, they may have a HELOC as a junior loan along with the 1st mortgage. That would help explain their price. Plus, folks that spend so much on reno many times have expectations that the reno demands top dollar in the location...when in reality, it does not....

East Brunswick does not require a CCO. When selling your home it requires a fire department certificate of occupancy that the smoke detectors are in working condition, carbon monoxide detector and there is a fire extinguisher mounted in the kitchen.

In attorney review, the buying attorney should request that all permits have been applied for and closed to close the house. Here is your problem. You would be going into this knowing the basement is finished without permits. The obvious says to me… was it done correctly, the proper electrical wiring, the connections, the plumbing, the proper walls, is there fire stop in the walls.. the things that permits cover and make the contractor do correctly to be up to code. So, you buy the house, which you can do.. and then the tax appraiser decides to look at the house after the closing, this does happen at times, not sure it happens every sale, but it happens. They find the unfinished basement, the seller moved to Texas and guess what.. you are responsible to pay for the permits.

They can send plumbing, electrical and building inspectors to review the work and if it is not up to code, make you take it out or correct it.

Sounds like a headache to me.

Regarding parking:
East Brunswick Township operates two park and ride facilities for commuters. The Transportation and Commerce Center (located on Route 18 North and Tices Lane) is open Monday through Friday and has over 400 spaces available for daily parking on Levels 6 and 7 ($5.00 per day) and over 1,000 spaces for permit holders. Neilson Plaza (located on Route 18 North and Naricon Place near NJ Turnpike Exit 9) is open 7 days a week and has over 400 daily parking spaces available on Levels 5 through 7 ($5.00 per day) and over 600 spaces for permit holders. Suburban Transit provides continuous rush hour service for commuters at each location. Buses travel either directly to New York City's Port Authority Bus Terminal or downtown Manhattan. Those seeking to travel intrastate can do so via one of Suburban's many bus routes to the Port Authority Bus Terminal or downtown Manhattan. In addition, those who need to travel to Newark or Kennedy Airports can do so by parking at Neilson Plaza and utilizing the Princeton Airporter van located next door at the Hilton Hotel.

Residents of East Brunswick are charged $30.00 for a monthly parking permit and non residents are charged $60.00

I want to mention that when a home is in "Attorney Review" that does not mean that the home is no longer available (sold) to you or anyone for that matter. It simply means that someone has an " interest " in the property and that they submitted an offer on it. During that time an Attorney Review is usaully 3-10 day period when the buyer & seller attorneys will review the contract with their clients.

In New Jersey the sale of a Mobile home is regulated by the Motor Vechicle Commission and is not considered Real Estate. You are renting the space from the Landlord so it depends on the Landlord. In most cases the Real Estate taxes are paid by the Landlord, the water and sewer depends on the agreement, landlord may also take care of Trash, and snow removable on your space. These are the questions to ask. The rental space can range from 500-1,000 in central Jersey and as I said before, they may include many services or not. ... more

Unfortunately this happens all of the time, and there really isn't much you can do at this point but wait the few days and close. Most sales contracts state an estimated closing date. That should have been explained to you. You might want to speak to your landlord and see if you can stay and pay on a per diem basis until the closing. ... more
