Many sites you can use to justify comparables. Look at re ent sold wthin 3-6months. Factor in condition of property, factor in that seller not paying 5% commision. Then negotiate a price where seller happy n you are happy

Use a locat title company to mediate the transaction.

I skip on home inpsection since i know what to look for, i skip on termite too. Alot of repairs are done by me.

Sign a purchase contract on agreed price.

Get a loan! Thats it

You may need to get a lawyer. Buying a fsbo can be hard enough, but if no one is looking out for you, a lawyer can write your offer and review your contracts. But you will be on your own to figure out what it is worth to know what to offer, for the inspection, if anything is found bad and to complete your mortgage process.
