I live overlooking the Pepacton Reservoir, enjoy all the boating opportunities there and regularly paddle the waters since they have allowed kayaking and canoeing. It's true, no swimming, and no playing with the dog in the water...however, here is the good news. If that is your pleasure, just down the road from the Shavertown Bridge, in the direction of Lew Beach, is Big Pond, a free, public lake where you can swim, fish, and play with your dog to your hearts' content. Also has great hiking trails. Then, just a little further down the road, another great water sport location, Alder Lake, once the private home of the Coykendall Lodge--nice swimming, boating, and dog friendly grassy beach setting (also check out the Lodge ruins). Again, marked hiking trails that let you walk for hundreds of miles if you so desire! ... more

Roxbury is a vibrant historic village with something for everyone! Great restaurants, an authentic General store, state of the art Lodging at "The Roxbury", hiking, playgrounds, The Roxbury Arts Group...even the Eight-Track Museum!

Outstanding hiking, biking, golf and skiing can all be enjoyed within the township. But.... it also is the perfect place for folks who enjoying the simple pleasure of sitting on a porch and watching the world go by : )

There are many nice reasons to enjoy Roxbury Run. Of course you know about the pool, tennis courts etc.... but think about this... how nice is it to not have to shovel out your car and plow the driveway!!

Those are all great towns and they really comprise one overall community where people get to know each other and have dinner parties etc. Most places are about 20 minutes drive apart and Margaretville serves as a hub because of the good Freshtown Supermarket and other shopping and events there.
Andes has great boutiques and the Andes Hotel and some cafes and galleries. Roxbury is having a resurgence with the super cool Roxbury Motel, Orphic Gallery and Newstand and cafes and The Public restaurant and a beautiful park and small golf course built by the Gould family tycoons. The town of Stamford is next to Roxbury and Bovina and is also a great area for a second home with the Book Village Hobart and the great Bibliobarn bookshop ban on Roses Brook Road. the phrasing of your question indicates you saw the home through a listing agent, not a buyer agent. If this is the case, did they disclose to you that their fiduciary responsibility is with the seller, not you? Of course they'd like you to buy the home, but it is now their job to get the best terms for the seller not for you. For instance, if this home is going for above what other comps reflect it is his duty to try and justify and defend that price... whereas a buyer agent should be using that as ammo to negotiate a lower price. More importantly, if there is a BETTER deal out there... this agent would never advise you to get what would be a better home and/or deal, where a buyer agent is agnostic about the home you buy. It does alwasy amaze me that buyers continue to go directly to the sellers representative instead of using their own, which typically costs nothing. ... more
