Well as an agent, I could not make it to one of my home inspections. That was a mistake, I will never do that one again. In reality there is no logical reason why the agent needs to be there fore the home inspection. But that is where the whole thing breaks down, that is for sure.


As far as inaccessible areas, all homes have them.

That is so you do not sue the poor home inspector for something he had no way to inspect in some places.

Melo Roos are additional amounts for bonds placed by the development of a particular area and tract of homes. Those amounts are paid with your property taxes and the amounts differ depending on the development, price of the home and age. There are no specific guidelines that is used since those amounts are configured directly from the developer and the amount of the original bond is what is used and divided among the tract of homes. Your best bet is to go to OC tax accessor website and you will be able to see the amount of the Melo Roos for a particular address. If your working with an agent they can also assist in getting you the info.

The question is a great one. If we as agents could follow the action bank take it woud be easier and a year from now it will probably be available.
The great things are we get an answer within 15 days or the banks have a contract great improvement.
This would be a huge program if someone could build the program.

Hello Ryan and Shannon, great question! It all comes down to affordability and borrowing responsibly. I'm a resident of Dana Point and Capistrano Beach (same City's, just different areas) and I'd recommend you consider doing what I did when you buy your home (first or if your getting back into the market)...and that's to buy a 2, 3 or 4 unit property (multi-family). If you are not opposed to being a landlord you can enjoy having someone else help you pay down your mortgage. When buying a multi-family property you will be actually qualifying with a portion of the income from the other units; hence helping you buy more property. The Beach Cities area has several opportunities to b buy multi-family properties close to the beach that provide the feeling of a single family residence (SFR). I'd be happy to share a coffee with you both to let you know my experience with the 2 duplexes I own in Dana Point that have given me hope to people looking for affordability.
