Townhomes are as safe as detached homes within the same type of qualifications. You have to ask how stable is the neigborhood. Is there a lot of turnover, lots of rentals, that means more people defaulting on mortgages and a higher rate of declining property values. This applies to th's as well. There is no guarantee that the rate provided is going to be the rate you are qualified to receive. Many factors are considered when a rate quote is provided. Some of the main factors are credit score, purchase price or loan amount for refinances, loan to value, lock time, and more.

Anyone who just shops for rates must always consider the costs as well. You can do this my not only asking for a Good Faith Estimate, ask for a Truth in Lending form too as it will provide an APR for you to compare the actual costs of obtaining a specific rate. Lower rates usually include at least one origination point and possibly a discount point as well, thus increasing the APR of the loan.
