It is a community of nice sized townhomes, just under 2000 square feet. The community is 24 years old. The 5 units currently on the market have lots of recent upgrades. They are 3 & 4 bedroom units with 2 full and 1 half baths, priced in the mid $200's. Being right off Boot Road makes them convenient to 202 for commuting North to the Main Line, King of Prussia, Norristown, Plymouth Meeting or South to West Chester, Chadds Ford, Kennett Square and Delaware. The $180 month association fee includes trash & snow removal, common area and lawn maintenance. They have basements, some are finished and even include a walk-out. The other responses were excellent and I won't repeat the same information. I wanted to ask if the 2-story addition will fill your need? Are the bedrooms upstairs? Usually, in-law quarters might include a bedroom on the 1st floor. If if does meet your needs, I'd suggest designing the space so that you could re-capture it back into your existing home.....5th bedroom, bonus rooms, etc. with defined uses. At the point of your selling the home, you could choose the best marketing strategy based on existing markets. For example, is the market for in-law suites expanding (when you need to sell), or are you better off creating one large home with bonus rooms?
I've also seen very nice garage conversions. The garage usually attaches to the mud room/laundry and kitchen. The garage uses I've seen are one or two room spaces for living quarters and bedroom/bath. This would give your parents privacy, yet quick access to other needs You, of course, would have to park in the driveway or on the street which may or may not work out in your community.

Ann, I have been a resident of East Bradford Township for just over 16 years. It is the nicest area of West Chester. It's very convenient to downtown, but far enough away to have a lot of peace and quiet. There is an average of 1 acre per person living in the township (i.e., lots of open space). There are several condo and townhome communities, but there are also beautiful horse farms and estates, and everything in between. The township has taken a great interest in maintaining open space, and there are several great parks for hiking and dog walking. There are also various places to drop your canoe or kayak in the Brandywine River. The township is wonderful for young and old, single and married - I can't imagine anyone not loving it here. The only drawback is that homes in East Bradford tend to be pretty expensive (though they've continued to appreciate, even in this down economy). If you can afford to buy a home in East Bradford, you can't go wrong! P.S. I am not a realtor. ... more
