Hello Jmshawaii, are you retired and can live anywhere or what city are you working from? How much are you currently paying in rent and what is the maximum payment you are looking to achieve?

You can query each city individually on Trulia but beware of the many rental scams that are out there. Once you know your perimeters of number of bedrooms, bathrooms, square footage, condo, townhome or single family residence and rent payment you can begin your search criteria.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve any agent can email listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You should study RENT vs BUY as well in case there are any cities of your choice that you can buy with less out of pocket than rental deposits and pay about the same as rent. You can buy with minimal out of pocket with down payment and closing cost assistance programs.

You may qualify for CHDAP down payment and closing cost assistance up to 600k sales price from a minimum 640 fico score in High Balance areas like Ventura.

We are meeting a lot of families that want to move to the Oak Park, Westlake Village, Thousand Oaks, Agoura Hills areas for the good schools and the safe communities. It takes a little longer to drive into work, but residents say it is worth it. And the premium home prices are based on the savings you have from not sending the kids to private schools.

Just think of the hundreds of hours of family time saved by not having to drive your kids to a school 30 minutes away, 2 times a day, even with a car pool. Other big attractions are that your children can walk to the local school with their classmates, have play dates or study together, and you and they can attend school events locally, like PTA meetings, fund raisers, carnivals, etc. Think of the value that brings to your home location.
