Honestly the answer is yes and no. Alligators do live here. You will see articles that say they are active at dusk and dawn, but I have seen an alligator crossing the road at 3AM. You will also see articles that say they live inland and not near the bay because of the salt water. I have seen them in cockroach bay and Palmetto (lower tampa bay). The long and the short of it is that they can be found anywhere at any time of day. That said, they do seem to be minimal in the metropolitan region of tampa - mostly because people call to have them removed or they are (very secretly might I add) killed.
But your question is do I have to worry? You have to worry about them as much as you worry about venomous snakes and bears. In other words, keep your eyes open, be alert and aware. Use common sense. If you think it unwise to so something, it probably is. If you go swimming in fresh water in Florida, yes, it may be the last time you do - it's a distinct possibility. Taking a midnight stroll along a canal or getting to close to the edge of any waterway with high grasses (and even without) is likely not in your best interest. However, I don't feel you have to show any more prudence than you do living anywhere else in the U.S. If you live in Alaska, you watch out for polar bears. If you hike through the Appalachians, you watch out for bears. It's really the same here, but you really should avoid swimming especially in fresh water here.
One thing to keep in mind, in particular, is that if you go to wildlife refuges and parks here, you need to always be on the lookout. That's because those are protected areas so that these creatures can have a place to be where they are free to live. Be respectful when you enter their home, as they are probably as thrilled to have you there as you would be to have an un-welcomed animal or person in yours! The Alafia River State Park has plenty of gators.
In day to day life however you're probably more likely to get struck by lightning. You see a lot of lightning in your life - but most of us are not struck by it. If you live here for any length of time, you will make your fair share of alligator sightings especially if you are a nature enthusiast. You should expect to see them from time to time when you get off the beaten trail so to speak. Although gators are scary and strike fear, in my opinion your thoughts of worry would be more germane to attacks by people - not alligators - in tampa. The gators really do try to keep to themselves.

Bring a presentation that not only informs realtors about the home inspection process, but also highlights your expertise in a certain area such as panel distribution boards or CSST. They will not only appreciate the knowledge you impart, but also the fact that your not just standing out front trying to sell yourself and your services. Be different from all other home inspectors. Don't come across as greedy. Don't even advertise your services. Just give them something to chew on. At the end of the presentation, provide brochures, business cards, and a warm smile and handshake. Answer questions honestly and build report. Calls will trickle in and in time, with practice and persistence, you will be as busy as you wish.

But because of the Fair Housing Act, the agent can't legally share all of that information with you. Many customers ask about "safe" neighborhoods but the definition of safe is subjective, your definition of safe may not be the same as another person's, and answering questions about "safe" neighborhoods may actually put us agents in violation of the Fair Housing laws as it may pinpoint a certain class of people.

That's why we real estate agents should not be commenting on safe neighborhood questions other than to point you towards local police/sheriff offices for statistics or demographic web sites that track crime statistics such as www.crimemapping.com.

As for homeowners insurance, there are a number of factors influencing rates -- age of the home, age of the roof, are the AC/plumbing/electrical updated, block or wood frame, etc. You'll also want to know if the property is located in a flood zone, especially if you are getting a mortgage, as your lender will require you to carry flood insurance if home is in a flood zone. And certain parts of the Tampa area are also known for sinkholes. Check with the insurance company about the limits on coverage for sinkhole events, you'll want to know what they will and won't cover.

South Tampa has the best schools in Hillsborough county! Mitchell and Gorie elementary schools are the best! My son is a senior in Plant high school, he got accepted at Johns Hopkins University, if you have children, then south tampa is the best place to live. i am saying this with knowledge and out of experience. One thing you'll learn about Tampa is you'll be in a nice neighborhood on the block with 5 houses, pass the stop sign to the next block of 5 houses, and then you're in the ghetto. Next stop sign & you're back in nice houses!
My BEST suggestion is to look at AirBnB.com for a vacation rental so you can learn the areas, or stay in one of the extended stay hotels for a month or two.

I'm going to use Downtown as a center point for my locations... I'm also going to completely skip past a big artery called Hillsborough Avenue because it's bad news bears. So is the Nebraska area for that matter!

The best areas get quite expensive, of course.
North Tampa, The Tampa Palms area to be more exact, is close to USF yet relatively inexpensive due to the student population in the area. As long as you stay to the north-east side of that area, the student population goes down. If you take the major road (Bruce B Downs) east, you'll run into a nice shopping and restaurant area while completely avoiding the slummy areas to the south and west of USF. NEVER got to the University Mall! Go to Wiregrass! University mall has a lot of kidnappings & other crimes you really only hear about in the local newspapers. But the deals can't be beat! So go with a group. Preferably with men.

The VA is very close to this area. Depending on where you decide - IF you decide on the North Tampa area - You're looking at a 10-25 min drive up there for any appointments. It's also close to Busch Gardens & Adventure Island! There's a Yuingling brewery close by too which has tours & gives out free samples.

North of there it gets more rural, but very nice homes are popping up and rent will be less expensive out of city limits.

The Wiregrass area is made up mostly of new sub-divisions with are pretty pricey, but nice!

Hyde Park is in South Tampa. This used to be a young professionals area with relatively high rent, but has recently become over run with 22 year old's trying to land a business professional. If you go right to the center of Hyde Park and outside the bar district, you'll enjoy the area. It's one of the few remaining areas that still takes pride in it's appearance.

Just to the west of HP is Westshore. This is an area with $300,000 -$1,000,000+ homes. Some houses do go for rent around >$1100 or so if you're lucky. There are some apt communities in the area that are inexpensive, but are still very nice. Don't rule this area out! This will be a god 30-60 minute drive(North East) to the VA depending on traffic, or 20min drive South to the AFB. This area also has two main arteries that run E-W. I-275 or Kennedy. Both are gridlocked between 4pm and 7pm. 5 o'clock traffic is NO JOKE!

South of Hyde Park is the MacDill area, so you'll find a good amount of military families and easy access to the base IF you're close enough south. Again, one block down & you're back in the ghetto. There are also some decent mansions around there.

West of Hyde Park is Channelside and Davis Island. Don't expect to rent own on Davis Island without a VERY high ticket price. Channelside is a small area with not much going for it except a big circle building that has restaurants and a movie theater. It's right next to the Port where Carnival, NCL and one other cruise line come in.There's 2 high rise condo buildings that have 1br/1ba condos for $150k on the bottom levels. A little north in Channelside you'll find some contemporary apt/condo buildings which have bars and restaurants on the ground levels. Parking is pretty easy but it's not free.
Parts of Channelside boarders Ybor City. This is a great historic area to visit! Many bars and restaurants that have been around for 100yrs. 7th St is the bar/club street. This is a very bad area and I don't suggest living here. Murders, stabbings in clubs of just random club goers, fighting strangers on the sidewalk just because they looked at the person they walked past. My good friend was an EMT that regularly got called there (even during the day) for random acts of violence. Visit during the daytime only, if you go to 7th St!

North West you'll find Citrus Park and Carrollwood. These areas are also very good. Carrollwood is more family oriented. The Northdale area is right there (a little north on Dale Mabry, where we get the name). It gets a bit rural, but it's a great area.

On another note, the pit bull (while they have a complete misconception on behavioral tendencies) will be difficult to place. If the home owner doesn't have USAA insurance, then we can't assume the company they have will undergo the same policy updates. There's always the possibility of not telling the hme owner, but that's not very ethical. Also, if the insurance company n the home runs an audit, goes by the house & sees the pit, their insurance policy is subject to cancellation.

Alternatively most complexes will allow you to pay a penalty to escape your lease.

Just be sure to verify the owner on the county property appraiser's website because unfortunately we have some scammers that are renting out properties they do not own!

Bayshore is a great area to live. I think it would be worth it to rent there and commute to USF. I prefer the South Tampa area as there is more to do and you are equidistant to almost everywhere: St Pete (beaches), Brandon, New Tampa, etc.
