Sam, you may need to pay money from your own pocket if you need a Realtor to assist you with finding a rental. As I mentioned before, some rental listing brokers will not offer a sufficient commission for a Buyer's agent to even pay for the gas for their car. Some will offer one fourth of the first months rent or more but that may still not be enough for a Realtor to spend his time showing rentals.
Also be aware the agents shown next to rental listings on most real estate websites are not the actual listing Realtors.
And... as I mentioned before you MUST do a background check on any landlord before handing over any money or signing a lease. We still have many owners in foreclosure or preforeclosure. Also we have some scammers that are collecting rent money on properties they do not even own.
Good luck and if it's "just a rental" it should be a temporary situation so rent in a complex so you don't have to constantly verify every month if the landlord is heading into foreclosure!
