We live at 141st Street and Bajada Drive (south off of Dynamite) and it is always 10 to 15 degrees cooler than Phoenix temperature. The views of the McDowells, 4 peaks and all the hiking and riding trails are wonderful. The price on homes here is considerable less than elsewhere in Scottsdale. Saguaro High is a bit smaller and may be a good choice compared to Chaparral or Desert Mountain. Coronado is not good for you and I just don't know about Arcadia. Four of the most important things you want to look at when purchasing a condo for eventual use as a vacation rental are:

1. Location: This one is a no brainer, but you will have much more success with your vacation rental if it is in close proximity to entertainment areas and activities. Our investors have great success with their vacation rentals near Old Town Scottsdale.

2. Short Term Lease Ability: Many condo HOA's will not allow leases for less than 90 days, and there are even a few that do not allow the condos to be leased out at all.

3. Financial Stability of the HOA: If the HOA has a serious delinquency problem that could result in addition assessments to you, negatively impacting your cash flow. It's a little unreasonable to expect that there will be $0 delinquency, but a high percentage (20% or more) would be a significant downfall.

4. Ability to Finance: You didn't mention how you were planning to purchase the home, but it's important to know that not all condo's can be purchased using a loan. This is typically due to high HOA delinquency or pending litigation. If you are planning on using financing, your Loan Officer and Realtor will help you to determine this.

In North Scottsdale the houses are large and high prices
On the east side the houses are cheaper and smaller
East side is a very beasy area with heavy traffic

This considers all sorts of residential properties and both 85251 and 85257. If you are still thinking in the rental arena, the GRM is in average 8.5 and the days on the market average just under 40 days.

The percent of GATED homes in Scottsdale with a land lease are miniscule.

I can only think of 3

1. Scottsdale House
2. Briarwood
3. Hilton Villas

Gated/or not gated doesn9;t really matter since this does NOT determine land lease/no land lease.

Hope this helps.

P.S. Hire an associate broker to help you, they can point out the landmines out there and it costs you nothing to hire them, their fee is priced into the SALE of the home.

Don't know of any snowbird clubs, but I do know that many of the communities like Terravita, Winfield, and Desert Highlands have extensive social clubs and networks and activities. They have activities of all sorts from men's clubs, women' clubs, hiking clubs, book clubs, theater, sports, anything you can imagine.

These developments have large contingents of snowbirds. You will make friends and enjoy yourself, if you want to.

85251- I might be biased but that is my FARM area and the place that I call home. 85251 is holding true to value and there is very little inventory so you know that it is desirable. I do believe 100% that old town Scottsdale will stay one of the most elite in location. Tempe is another area that is also holding true. I have 10+ escrows in 85251 under 100K right now and people are holding on to the offers for dear life. We see a bit of a climb in condo sales as well with pendings at a high!!
