There hasn't been as much investor purchasing in te past few months with rehabbing, but the are is still growing. Many areas in town have been drastically changing over the years. The prices had continually risen until this past year. Savannah's prices hav dropped just as they have in other areas of the country. The lower prices have made many areas much more affordable for owner occupants.

Young professionals/new money are looking for that "dripping in Savannah" lifestyle. We are hearing and seeing by their choices, that they DO value memories of relatives who lived, played, and raised children in the city, or midtowns in homes with character. HOWEVER, they are trending to new (look like old) in Historic Lofts, Condos, and townhomes to avoid maintenance issues and maximize free time. Also, we have some great communities on the East/Southside that offer just this charm and quality in Single Family homes. Otherwise known locally as the "State Street" area! (you'll notice that most of the streets have State names) It's in a very convenient location with some very affordable homes (great for investment property as well).

I think one of the next big hot spots is going to be Martin Luther King Blvd, once named West Broad Street. New businesses are moving in, old commercial spots being revamped and I know of a few fabulous building projects coming in the near future that will totally turn that area around. Frogtown Lofts has certainly helped in the overhaul of this area with beautiful, sustainable lofts that are not only gorgeous inside but ecologically conscious.

Another area is Starland (Bull and 40th Street area). This are also sports some amazing sustainable housing opportunities as well as some great shops, martini bar, dog park and other amenities. Honestly, there is still more transition to take place, but it is coming. Lastly Victory Drive is about to see a major face lift (Victory and Bull Street) with a new multi-use development in the works with condos, restaurants, shopping, etc.
