Lisa, Arcadia Heights is a great neighborhood. Close to downtown Salt Lake City, the University of Utah, fantastic restaurants, shopping, and freeway access. Lots of trial walking/hiking/biking, Bonneville Golf Course, Red Butte Gardens and Hogle Zoo. Check out the Salt Lake School District web site regarding the schools in the area, elementary school is Beacon Heights, Jr high is Hillside, high school is Highland, private school is Rowland Hall St Marks. The property tax is based on the location and size of the home. You can pay $2200 a year property tax for a small home in Salt Lake City area, the same amount for a slightly larger home in the Millcreek area, the same amount for a home in Sandy and around $1900 for a home in West Valley & Magna. This of course depends on the square footage of the home and lot size. For a family of two, electrical bills average $40.00 per month, gas bills average the same - higher in the winter months and lower in the summer. The water bills there again depends on the city you live in -- Salt Lake city has a tendency to be higher with their water and sewer bills compared to Salt Lake County, West Valley and Magna. ... more

I won't brag about Utah or my work. Moving to Utah from Canada (or any other place--I'm Argentine) will be a cultural shock, no matter how you look at it...and you already know that.

I specialize in working with buyers (at their own pace) in the Salt Lake Area and am fully aware of the good, the bad and the ugly. I'm sure you're considering aspects beyond the housing market with your husband.

As far as the buyer's agency costs (working with an agent to represent your interest), there shouldn't be any cost to you. The compensation offered by the seller on any given listing, towards the buyer's brokerage, is the compensation most agents will deem fair and you shouldn't have to come up with any money to bridge the gap, should there be one.

Please feel free to ask me any questions you deem pertinent about the market or any other statistic relevant to your interests.

Hi I have created a search page for finding Short Sales and one for listed Bank Owned property. So the Question is do you want to find the home that are currently in foreclosure know as Notice of Default or do you want to find a home the bank has foreclosed on or Short Sale (people have chose to sell for less then then they owe Short Sale and the bank must approve the short payoff). You can see articles about this on my blog along with the following links to find Bank Owned (homes the bank foreclosed on and they are now selling) property or Short sale Listings.

To answer your new question in regards to SunCrest the new homes in that area are holding there values very well at this point based off of the information that you request in your last request I am happy to inform you that the average home price range for the area is mid $200k range to the mid $300k range. I would have to advise that the area can get windy a little bet and the roads will get more snow then in the valley but the views area amazing. A great community to move into.
