The pines fees are 909/yr and I know the city taxes are high also. They have beautiful homes but by the time you pay all the taxes and the condo fee plus the hoa fees you are looking at around 4500/yr just for taxes. ... more

Depends on the area in Ocean Pines you live in. I know some of the streets have had a drainage problem that is being addressed by the board of directors of OP. I can only tell you about my own house on White Sail Circle. The house sits 15 ft from the water, is approx 18 inches above ground. In the last 2 years or more, we have had some horrendous storms, including the monster that they were calling the "perfect storm." While the water on that occasion breached the bulkhead, it never reached the house, and it never has as far as I know, in the 30 years it's been there. As far as insurance. We pay a little less than $500. a year for flood insurance. To keep the price within reason, we elected to have a $10,000. deductible on the building, and a $10,000. deductible on contents. It's a lot, but make a choice. Pay big IF you ever have a flood, OR be insured up the wazoo! Hope this helps. ... more

Not so easly obtained, but the sheculed maintaince plan may also prove revealing.

Be advised, you are not ENTITLED to these documents UNLESS you have made a purchase offer. Your REALTOR will need to use their skills and contacts to find them on your behalf.
