You can ask the seller to pay for your closing cost in your offer. The seller would respond back with acceptance, counter you back, or possibly not accept paying your closing cost. It wouldn't hurt to ask the seller to pay for it. They can say yes or no to your offer. If that doesn't work another option you might want to consider is to increase the amount your offer amount to cover closing costs. ... more

Hard question to answer. Here's why:

No 1+ acre lots on McMullen Road are for sale.
No 1+ acre lots on McMullen Road have sold since 2008, and the one piece of land on McMullen Road sold in 2008 was 23.5 acres and sold for 352k.

There were several pieces of land sold in the early 2000's on this road, mostly within in the range of 15-30k.

Hope this is helpful. I work in McMullen Cove and Gurley quite a bit and would love to help you find some land. I know of a few pieces available.

Check with Gateway Mortgage Group...they have some "unconventional" loan programs and are able to do some things other lenders can't. Their number is 256-325-1734 for their Madison location. You will always do better by utilizing a lender local to our area. ... more

I didn't have much time yesterday but I think that consumers really want their agent to put themselves in Their Shoes...the buyer's shoes. Empathy goes a long way....hmmmm that's a good blog title....;) Anyway, I really do put myself in the place of my buyer, if they are an investor then I think like an investor. If they are a First Time Buyer that can barely come up with the down payment then I think like that client, and write their offers accordingly. You need too talk to an attorney so that the option is recorded that will prevent the owner or if the owner dies their family from Refinancing the property or cashing out you don't want that to happen. A Realtor may assist you but if you have found the property and have the price worked out just go to the attorney if you would like a recommendation send me an e-mail.

If you elect not to talk go the attorney route you may buy forms online and file at court house yourself

Cost of attorney is $350+/- plus recording
