It depends how is selling it and how. Usually it is a difference in how you submit your offer, contingencies, and downpayment amount. Some are sold in the same way as regular listings( yet, banks are always to be an exception from disclosures), so are sold via auction services.

Hi Mahyar, based on your address on Via Mira Monte, you are on the South side of Hwy 101, just west of Lost Hills Road. The Saratoga tract is just West of Lost Hills Rd too, but on the North Side. This tract is adjacent to the Calabasas Land fill. You may want to GOOGLE MAP this site to give you a better perspective. While the Via Mira Monte tract is newer and gated, the lots are very small. The Saratoga tract was built in the late 60's early 70's. Big lots, larger homes, pools, etc. And because of its location, you get more bang for the buck in Calabasas.
