Hello Brian, It would be a good idea to enlist the help of a Certified Distressed Property Specialist (CDPE) as there are many twists and turns when selecting, inspecting and negotiating with a lender on a property. If you are a well qualified buyer (proof of funds, solid pre-approval, cash) then your negotiating power is much greater. Most lenders will consider a lower than asking price if you're ready to move forward quickly with these things in place. Again, it's best to work with an agent who has experience and training in dealing with distressed properties - it can be tricky and best navigated with some qualified help.
