HOA dues cover garbage, maintenance and landscaping among other things that the homeowners and the board determine needs attention. This is determined by the HOA board and is different for any given condominium project.

Property taxes are typically calculated at 1.25% of the purchase price yearly. After the first year the Tax Assessor will re evaluate them.

One of our neighbors has not paid his mortgage for 2 years and just got evicted. It can take months before the process moves through teh necessary steps. Hopefully the new legislation will prevent the property from deteriorating while it's in pre and post foreclosure. I would call the City and deal put in a complaint. Good luck. It is true that exposure sells homes and most of the Brokers tours are shut down during Christmas week and During the week of New Years. The local board of Realtors CCRIM tour for Walnut Creek is every Tuesday with the exception of the last two weeks. If someone was thinking of putting thier home on the market I would prefer they wait until the week following New Years so it is fresh for the January 8th Meeting. We have a few homes that meet your description and will be brand new and active starting tommorrow, and on tour for the brokers January 8th 2008. ... more
