Glad you were able to get a loan modification. Your property had a "Notice of Default" filed against it with the County. It is a matter of public record. This site, and anybody, really, can access that information. The party foreclosing your property needs to file a "Rescission of Notice of Default."

This is what Real Estate professionals are sellers to see if they would be interested in selling their property. They reach out to sellers by door knocking, sending mail, dropping of letter at their door steps etc. You too may exercise all options to contact the owner of the property. But who will decide the property value? Who will draft your legal contract papers for you...should the sellers yes, I am ready to sale my house now?

You may need a skilled, experienced and knowledgeable Real Estate professional to help you navigate the process. My suggestion is you reach out to at least three local Real Estate professional and interview them and let them take care of the rest for you.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. You may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study about me as well as web reference links to many loan program pages offered...

These days it's easier to figure out how much you should get paid. I try to stay in the 25.00 to 40 range. Companies like to offer 10 to 20.00 cyd but that really isn't sufficient after gas, cost to dump debris, and paying people to help you remove the debris. Even if you are doing the trashout by yourself it doesn't add up to take 20.00 unless that's the best that can be done.

Just remember if you are a quality company(old or new) you will have options. Just work on building your reputation with each order and the correct opportunity will come.

There is no active foreclosure listing on mls in Cherry/ Gaurdino community. Sometimes a foreclosure would show up on Trulia or other public websites but on mls. In those cases, It is hard to only rely on public information. If you give me the address, I can get you all the information regarding the condo. ... more
