I think the challenges you are having is due to the fact that very few (if any) gated communities have multi-family properties. You may have some homes that have an in-law quarters (extra room with independent entrance) or a guest house. But generally, the landlord would rent both units separately to make more money.

How many bedrooms do you need in total? Would an in-law quarter be enough space for the second house?

Application fees are generally non refundable once your credit or background check has been pulled. Did you sign any type of form that indicated your application fee is non refundable? I would ask for the agent to give you a copy of the form so you can read the exact wording to see if it indicates non refundable or not. Pulling a credit report should be pretty quick, pulling a background check could take approximately a week especially if you have a popular last name. Try talking to the agents Broker if you get no where with your agent. ... more
