Hi Nomar,

We offer a construction-to-perm VA loan, which would allow you to finance the purchase of the lot/land, the cost of constructing a home, and even the closing costs as well. So it's truly a 0% down construction loan program. I'd be happy to help you go over the loan program and all of your questions if you'd like.

Thanks for the responses. Yes my funds were wired to the wrong account. I was just checking to see if anyone knew of an incident like this occurring before. We had to extend the short sale approval for 48 hours and all this happened on Friday. Waiting until Monday to see if they can correct it in time!! ... more

Claudia, you are asking a question about qualifying for a mortgage, so I would say to listen to the loan officers who have already responded, not real estate agents who have homes to sell. It sounds like the land purchase is not something that you really have to do, so why do it now? If your dream is to buy a home, not own 10 acres of land, that is what you should concentrate on. ... more

There are grants available, but I am not sure how much longer they will be available. With all the budget cuts those programs might be a thing of the past. But there is a program available for you that can be used WHILE purchasing your home. It is the FHA 203k and it is a loan program that allows you to use some money for home improvements. It is a great program and still FHA.

Please let me know if I can be of assistance in your home buying experience.

Good Luck,

Karen, not everybody has the patience to deal with the lenders. Sometimes they just want to pay someone to do it, just like they could sell their home themselves but are better off with an agent.

Carlos, I do Loan Modifications. I am in Florida but my company is in CA.

Can you tell us in more detail specifically why you are seeking a loan modification? Also, what is your home worth and how much do you owe on the property right now?

You can use distribution from the earnings as long as it on going and you have at least a two year history. The fact that your loan will be below $417,000 and your LTV is 80%, your Pre-Approval will be easier. ... more

Hello Sergio. The city of Whittier does have programs to help first time buyers but are only for certain sections of the city or certain zip codes. There are income limits and you have to live in the home for a certain amount of time. The Whittier market is good now because prices have almost fallen to half of what they were 2 years ago. I am helping a few clients purchase in Whittier now. If you need any help please let me know.

Good Luck!!
