And like you said, your US-based salary is needed to qualify.

It was hard to even rent an apartment to live, as we all know most landlords run credit checks. I knew I had to do something to get back on track. The underwriter is king. Even though he is supposed to honor the appraisal value of the inspectors on his approved provider list.

If he lowers the price, that is the number the lender will use.

Short of convincing the underwriter to accept the appraisal, you may have to change lenders.

You might want to get a co-investor to provide down payment funds. Hard money lenders don't provide 100% financing. Since most who pursue these types of loan have poor credit, the risk of default it huge! As such, they want "your" skin in the game so if you do default, they don't lose money.

It depends, you have to be certain that the home you are attempting is covered under your city limits for the guarantee. It's best to talk to your local lender who is well versed in the VA loan. I'm a Veteran as well and have used it. You should be fine though. I've written a blog about the VA Loan Guarantee check it out. and to go further into details my preferred lender goes dives deeper into the loan program.
