The minimum down payment requirement with Waterstone Mortgage is 10%. The loan would have mortgage insurance paid monthly (or could be done as a single premium paid at closing; your choice). The rates are dependent on your exact credit score but are running in the 4% range for a 750 credit score for a 30 year fixed with no points.

The best recommendation I can give you is to talk to a seasoned mortgage professional. You may possibly be able to refinance your home and take cash out. Also, an option is a line of credit but banks have tightened up on lines of credit. Make sure you read the fine print on any loan agreements so you know exactly what you are agreeing to.

I would recommend an FHA 5/1 ARM as long as it meets your needs.

I'm showing rates as low as 2.5% to 2.75% and FHA only requires 3.5% down and you have the ability to do a low cost streamlined refinance to fixed rate once your other home sells. ... more
