If you have any other questions or want help with this you are welcome to get in touch with me. ... more

I am a Lender, however I am going to need to know why you cannot go the conforming route? I understand that sometimes it may be due to credit, BK forclosure or simply how income is shown, however I have been a banker for 13 years and most of the time we have a product that will meet your needs.

Refi or purchase?

Absolutely! You should probably check first with a bank or credit union you currently do business with. If they aren't able to approve you or you want to get a second opinion then get a referral from your realtor or from family and friends

Your question dips into a grey region in human nature. Yes, you could find a reputable mortgage broker who might help you; you might not. Rather than spend time judging the nature of a stranger, maybe a better place to start is your local bank and their loan department there. It is likely that you probably already have a relationship with them. If you do not have a trusted banker, you might have the most success starting with a credit union, which by nature, is owned by the depositors and exists for this very reason.

Good luck!

You would not get a construction loan now and build in 3 years. Who can say what you qualify for in 3 years. Since we have no idea of your debts or credit we have no way to answer you as to if you could qualify now or not. A loan office that knew everything could tell you --- why not go see one and ask? It's free. ... more

If this is for a home purchase, no. And most lenders in the area will not do less than 30k for a mortgage, and that needs at least a 630 score.

I just have to jump in here again, as there are a number of inaccuracies below. Yes, it is possible to obtain VA financing with that score, first and foremost. VA guidelines weigh heavily on residual income, along with a number of other traditional financing items to consider. With that score, your assets, and even though the VA is 100% financing, there may be a down payment involved as well. Its LAPP underwriter discretion a lot of times at this point. So please do yourself a favor, if you are indeed looking to apply for a VA home loan, then simply look to a mortgage banker/professional to obtain your actual information in order to make a decision or at the very least get you on the proper path in order to apply successfully for VA financing. You are more than welcomed to go to www.wichitahomeloans.com to apply online, if you prefer. ... more
