I have income but investments in stocks in the stock market. I'm trying to get a personal loan for a car but my credit score is a 543. So even though I have the income the credit score denied me. On your side if you have all of the above but no income or dividends then yes your application would also be denied. According to Forbes and Fortune 500 credit is harder now to obtain and most easily lost compared to ten years ago.

Hello Catcrowbat, there are not any land loans so you would have to have some cash. Are you a Veteran? Are you speaking of a piece of land in mind and a blueprint? Do you have a cheap builder in mind, low cost upgrades, material costs, etc. as 200k is not going to do it.

The new homes being built in Renton financing will require less out of pocket in a purchase of a new home. The new home construction in Renton are starting from 530k for 2,265sf 4bd 2.5ba two story single family homes. How much cash are you willing to invest into the land and build for a lower price build project?

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice.

Construction loans are 10-20% down. You may consider 3% down conventional from a minimum 620 fico score and minimum 580 fico may consider 3.5% down FHA up to conforming loan limits.

You would need a minimum 640 fico score to qualify for down payment and closing cost assistance programs here in CA. The MD programs are more strict on fico scores, income and ratios.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms, baths and the maximum payment/price you are looking to afford you can be emailed listings to fit your search criteria. Check out the web reference link below...

The purchase in 49506 zip code start from 42k for 3bd 1ba single family home but you may want atleast 2 bathrooms. The 2bathrooms start with a 4bd 2ba two story single family home from 74k.
