Here's an E-Card I sent out yesterday to 90,000 in my database. The subject line "100 Oceanfront lots 65K per Acre" https://bhhsmarketingresource.com/p/4c37671d07c200aea486c8541ce88324/1635096/?rxid=1966191653157921997203

17% opened the Ecard and over 1000 went to the website. Does it work?

This is not an MLS listed property and the buyer could come from anywhere in the world. Co-broke commission is 4.5%. Some agents will reply with nasty comments or "remove me" and the agents that can see a very nice referral fee and like $$ will reply with a nice comment and a lead. I love to work with nice agents only.

Unfortunately, some agents, rather than take the extra effort to call back and update you that the property has been sold or rented will ignore your calls, emails, or texts. It's a reality of the business. Good agents, even if they can not answer right away, will let you know that they will get back to you shortly with a full explanation. ... more

The best way to know is to call them and ask. Depending on what the costs are for, im sure some can be waived but some others may not.

No, I do not.

We are not the community, we are a part of it. There are things more important than home ownership, more important even than real estate brokers earning a living.

Every state has a constitutional obligation to educate its children, you can look it up. That's something that has to be done, even if taxation drives out home owners. Environmental degradation, in my view, is worth preventing even if it negatively affects home ownership.

The mortgage interest deduction, in my view, places the home owner on a similar tax footing as a landlord - investors can expense mortgage interest, you know.

In sum, we are more than our professions. We are citizens, parents, children, and neighbors - and we have to look beyond "what's good for us" in order to have a community worth selling real estate in.
