I toured Oneonta when it came back on the market last week. It's a nice house with high-quality materials. The downside is that it is on a downslope lot with little yard space, however, on the upside, it is a low-maintenance yard. Also, there is some noise from El Monte and Foothill College but neither can really be heard inside the house.
The best comp for Oneonta is the house at 26171 Moody Road which sold in July. It's the only somewhat new home that has sold in the Hills recently. The sales price was $4.2M or $653/per square foot, which is well below the average list price of about $862 and well below other sold comps in the Hills. Moody was 6 years old so you would have to take that into account when pricing Oneonta. Based on the location, I'd say a fair price for Oneonta is between $3.9 and $4.1 million, so the agent has it priced well now. The way the market is right now though, if your client made an offer in that range, you'd probably get it.
